What happens next?
- Eligibility Overview – In this step, the focus is on determining that your situation qualifies to conduct the exchange. Our team reviews the property basis and compensation received and calculates the potential capital gain and the amount needed for a full deferral.
- Replacement Property Guidance – Our team reviews the specific details about selecting a replacement property including the “similar or related in service or use” standard for replacement property. This ensures the new asset qualifies for the exchange. While you focus on finding new property, our team ensure your selection aligns with requirements.
- Timeline Management – Our team works to ensure the critical replacement period (2 years for destruction and 3 years of condemnation) are followed. We also assist with documentation and strategies to maximize time for replacement.
- Tax Reporting – In this step, our team prepares and files all necessary documents with the IRS including Form 4797 (Sales of Business Property) and other required documentation. For those who have already paid tax on a gain but are still in the replacement period timeline we can help recover those taxes.

About Dallas Natural Disasters
Dallas is not typically exposed to hurricanes, earthquakes, or wildfires, but it has experienced a range of significant weather-related natural disasters that have shaped how the region approaches emergency management and infrastructure resilience. Severe thunderstorms are the most frequent hazard, often producing destructive straight-line winds and large hail. A notable example occurred in June 2012, when a powerful storm system brought hurricane-force winds through North Texas, downing thousands of trees, damaging homes and businesses, and causing widespread power outages across Dallas and surrounding suburbs.
Tornadoes, while less frequent than in parts of central Oklahoma, have had major impacts on the city. In December 2015, a series of tornadoes struck North Texas, including areas near Garland and Rowlett, resulting in multiple fatalities and extensive residential destruction that affected the broader Dallas–Fort Worth region. More recently, in October 2019, a strong EF-3 tornado moved through north Dallas, damaging or destroying hundreds of homes, heavily impacting neighborhoods near Preston Hollow, and causing significant damage to schools, commercial buildings, and the Dallas Independent School District facilities.
